River Oaks is a stunning neighborhood located inside the 610 loop between Downtown and Uptown. With home prices ranging from 1m-20m, it is one of the wealthiest neighborhoods in Texas and indeed the Nation. Streets are lined with homes most would define as mansions. Historically careful planning and maintenance means the area is filled with trees and abundant landscaping. Easy access to downtown, the Galleria and major freeways makes River Oaks a popular choice for affluent buyers.

History
River Oaks was established in the 1920's and always had Houston's wealthy in mind. Subdivision lots surrounding the prestigious River Oaks Country club were sold off and the area was planted with trees and shrubs, the benefit of which we appreciate today. Large homes in many architectural styles were built over the years.
Location, Population and Commute
With a small area of 1,100 acres, River Oaks is relatively small area with around 7700 residents. It is bound by Buffalo Bayou to the North, South Shepherd to the West, Westheimer to the South and Willowick to the East.
The 610, I10 and 59 are all easily accessible.
Downtown is a pleasant 15-20 minute commute along Allen Parkway. The Galleria is about 10-15 mins away and the Energy Corridor is a reverse commute of around 25-30 minutes (more returning home in peak traffic).
Home Styles
Large single family homes dominate the neighborhood in many styles from Georgian to Mediterranean to Contempoary.
Townhomes (including luxury million dollar plus homes) and apartments can be found close by on busier through streets such as Westheimer and San Felipe.
Amenities
Major grocery stores are close by with Whole Foods on West Dallas and a Kroger on West Gray. Central Market sits on Westheimer (within Highland Village).
World class shopping and dining at the Galleria is minutes away as is downtown Houston theatre and entertainment. The River Oaks Shopping Center sits on the edge of the neighborhood and contains more stores and restaurants. The new River Oaks Shopping District, a high end luxury retail development is minutes away and Upper Kirby continues to be developed with more upscale shopping and dining options.
Buffalo Bayou offers miles of jogging and cycling trails.
The River Oaks Shopping Area on West Gray is a hub of restaurants, stores and even a movie theatre.
Schools
River Oaks Elementary School is the local state school and is highly regarded. It is a magnet and IB school. Lanier is the Middle School and Lamar is the High School. Many of Houston's private schools are close by including St Johns, St Anne's, AOS, Presbyterian, and River Oaks Baptist

Homes here are large and pricey. The average home price is $2,497,053 with some selling upwards of $20m, with an average size of over 4000 sf. Most tend to sit on large lots which bumps up the price due to land value.
